FCTA to Repossess 4,794 Properties Over Unpaid Ground Rent

The Federal Capital Territory Administration (FCTA) will, from Monday next week, commence the repossession of 4,794 properties previously revoked due to non-payment of Ground Rent spanning between 10 and 43 years.

This was disclosed at a press briefing on Friday by the Senior Special Assistant on Public Communications and social media to the FCT Minister, Mr Lere Olayinka; the Director of Land Administration, Mr Chijioke Nwankwoeze; and the Director of the Department of Development Control, Mr Mukhtar Galadima.

They stated that ownership of the revoked properties located in the Central Area, Garki I and II, Wuse I and II, Asokoro, Maitama, and Guzape districts had reverted to the FCTA. Beginning Monday, the administration will begin exercising its ownership rights over the affected properties.

“As is customary, this process will proceed without regard to the identities of previous owners. It will be executed strictly in accordance with the existing laws and regulations governing land administration,” they said.

Mr Galadima, Director of Development Control, added that the affected properties would be sealed off and access restricted from Monday. He noted that the FCTA would subsequently determine the appropriate course of action concerning the repossessed properties.

Addressing claims that some individuals had taken legal action, Mr Nwankwoeze clarified that no court injunction currently bars the FCTA from carrying out its statutory responsibilities regarding the revocations.

He further disclosed that the administration is compiling records of titleholders who have defaulted on Ground Rent payments for periods ranging from one to ten years. These individuals were earlier granted a 21-day grace period to regularise their payments.

“The government will take appropriate action once the records are fully compiled and reviewed,” he said.

It will be recalled that on 18 March 2025, the FCTA announced the revocation of 4,794 land titles across several districts. These properties formed part of a total of 8,375 titles with outstanding Ground Rent payments ranging from one to 43 years.
